Good News For The Property Industry In The Sunshine Coast

Doom and gloom stories travel fast, so let’s turn this around and let me give you some good news from the Sunshine Coast.

When local Sunshine Coast agent Mr Craig Morrison opened up the most recent development in Forest Glen last weekend, he described investor interest as a feeding frenzy.

“I’ve never seen anything like it! We had locals queuing up to pay deposits and we now have a long waiting list for stage 2.”

Now, as you know, I’m a huge fan of the positive attributes of investing in SE Qld property and even I was taken by surprise with this.

What was the cause?   Stepping back, it is clear there are four things.

  • First, a welcome initial a rebound in positivity driven by prospects of the speed of recovery from Covid-19. Seeing the way this economy has been relatively protected from the health tragedy of this virus has given a lot of people the confidence to look again at investing. They are coming off the sidelines.
  • Second, there is a general desire by Australians to return to property. For some generations, research has shown that mainstream Australians and migrants alike see physical assets and property as a protective investment asset class.  That is, they see it as a way to protect their wealth.
  • Third, the SE Qld locals factor. Did you notice that the feeding frenzy report from Scott specifically mentions locals? It’s not interlopers from Brisbane queuing up.   I am biased, I know, but we locals really do know how good we have it up here. As locals, we already have a clear understanding of the value offered by this region relative to the spiked property markets in the capitals.  Which gives us confidence.
  • And finally - the new $25,000 building grant. For those locals looking at existing houses compared to building their own brand-new home, the $25,000 grant has tipped them into the prospect of a tailored building just for their needs.

When we look back on all of this – and hopefully it won’t be long – perhaps it will be moments like this that are the first signs of recovery.
