What is a house and land package?

A house and land package is actually TWO contracts, one for the land and one for the house. These two are packaged together as a much simpler way for buyers to know that the house will not only fit the lot, but is also suitable to that specific lots orientation, slope, setbacks etc and complies with the building covenants of the specific estate (which are all different). It is a much safer and easier way to purchase a house. The other option is to buy a block of land then find a builder and then you have to decide what you want to build, you have to make sure it complies with all the local rules, council regulations, land developers build guidelines then decide exactly what you want included in your build. You are then taking the risk as to what the build is then going to cost. Doing it that way compliance, permissions from local authorities then become the responsibility of the buyer or the land, you. The price of a house and land package is simply the price of the land plus the price of the build. The only additional cost is the stamp duty which is ONLY PAYABLE ON THE LAND part of the package price. A house and land package prepared by a qualified investment specialist who are connected directly to the builder incurs no extra costs but gives investors securing and peace of mind that all aspects of their investment purchase have been covered.

Yes it is generally cheaper to buy a house and land package as you only pay stamp duty on the land component not the construction costs

How much deposit do I need for a house and land package?

The deposit amount will depend on your personal financial situation but assume that you will need a minimum of 5% for a home to live in and 10% for an investment property and this is a % of the total cost.

What are the benefits of a house and land package?

What do I need to know about house and land packages?

An important thing to know is that a house and land package is still in fact 2 contracts which is confusing as some would think that a package is one contract. There is a contract to purchase the land for a certain price and another contract with the builder for the construction and the total of those 2 contracts is the package price.

What is the process of buying a house and land package?

The process can seem complicated but at Dwyer Property Investments we make it easy. Generally you will pay a small deposit on the land contract and another deposit to the builder. When both contracts are signed they go to your broker or lender for financial approval. Once finance has been approved the land settles in your name and the builder will start construction.

What is not included in a house and land package?

Different developers or builders include different items in their packages that’s why it’s important to check exactly what has been included. At Dwyer Property Investments we ensure that everything is included so there are no extra costs at the end which buyers have not budgeted for. Unless specifically asked for, many house and land packages do not include everything required to make the house ready for a tenant.

What does turnkey mean?

The term turn key is often used for a house and land package which basically means that it is ready to be lived in. This however does not always mean that it is ready to rent out and there are often items left out like Dishwashers, window furnishings etc.
