A contract is signed which states that as an owner of a Dwyer Property Investment home that the agreed, fixed rental amount, will be paid into your nominated bank account every month. This will be paid irrespective of whether the house has a tenant in it or not. This means there is no risk to the property owner of any vacancy, arrears in payments, or any loss of rental income.
This is the assumption by some investors as it was common practice some years ago and may still be with some developers. Overinflated rental returns of around 7 - 8% were being guaranteed which in the residential market is very hard to achieve. Some investors were swayed by this promised high rental yield but it was not only unsustainable on the open market, but the gap between achieved rent and what the developer was paying the investors were made up by charging more than market value for the property in the first place. A dodgy, unscrupilous practice which gave rental guarantees a bad name. Our guarantee is very transparent, based on current market rental figures. So, how much rent do I get from my guaranteed rent investment property?
The amount you get is the market rate for that property and it clearly indicated on all of our brochures from the very start. This amount is paid monthly to you from the day the house completes, for a full 3 years.

It actually costs you nothing to be part of our rental guarantee program. We determine how much we pay the investor based on the market rent we hope to achieve, minus 8% which pays for a property manager to look after your property.
If for whatever reason you want to opt out of this rental guarantee at any time you can, just keeping in mind that the tenancy agreements we have in place are usually 12 months and time is needed to notify tenants. It is certainly not compulsory to take the rental guarantee. We are the only company in Australia offering this service totally free of charge. Many others give rental assurances and guarantees but there are generally hidden charges and vacancy periods factored in reducing the amount you actually get in your pocket.
