An important thing to know is that a house and land package is still in fact 2 contracts which is confusing as some would think that a package is one contract. There is a contract to purchase the land for a certain price and another contract with the builder for the construction and the total of those 2 contracts is the package price.

When both contracts are signed they go to your broker or lender for financial approval. Once finance has been approved the land settles in your name and the builder will start construction.
